The value of real estate transactions nearly doubled in the last fiscal year compared with the previous fiscal year.
A total of Rs 720 billion worth of real estate transactions were recorded in fiscal year 2025/26, compared with Rs 386 billion in fiscal year 2024/25.
In the fourth quarter of the last fiscal year alone, real estate transactions worth Rs 275 billion were recorded. In the same period of the previous fiscal year, transactions worth Rs 127.61 billion were recorded.
According to Nepal Rastra Bank, the total number of real estate transactions increased by 4.74 per cent in fiscal year 2025/26 compared with the previous fiscal year. The number of such transactions had declined by 1.84 per cent in fiscal year 2024/25.
In the fourth quarter of the last fiscal year, the total number of real estate transactions increased by 12.25 per cent compared with the same period of the previous fiscal year. In the same quarter of the previous fiscal year, the number had increased by 14.65 per cent.
The number of transactions involving deed registration increased by 12.28 per cent in the last fiscal year. In the fourth quarter of the previous fiscal year, such transactions had increased by 15.45 per cent.
The number of transactions involving relinquishment deeds increased by 22.88 per cent in the last fiscal year, compared with an 8.15 per cent increase in the fourth quarter of the previous fiscal year. The total area of land involved in transactions increased by 15.41 per cent in the last fiscal year, whereas it had declined by 2.98 per cent in the same period of the previous fiscal year.
Revenue collected from real estate transactions increased by 48.26 per cent in the last fiscal year. Such revenue had increased by 23.45 per cent in the previous fiscal year.
Capital gains tax collected from real estate transactions increased by 63.22 per cent in the last fiscal year, compared with a 29.98 per cent increase in the previous fiscal year. Bank lending to the real estate sector increased by 6.93 per cent in the last fiscal year, compared with a 5.86 per cent increase in the previous fiscal year.
Provincial real estate transactions
In the fourth quarter of fiscal year 2025/26, Bagmati Province recorded the highest increase in the number of relinquishment transactions, at 69.38 per cent, while the number declined by 3.44 per cent in Madhesh Province. Such transactions increased in all other provinces.
The total area of land involved in real estate transactions increased by 50.24 per cent in Bagmati Province, the highest among the provinces, compared with the same period of the previous fiscal year. Madhesh Province recorded the highest decline, at 6.19 per cent.
The total value of real estate transactions increased in all seven provinces in the last fiscal year compared with the previous fiscal year. The highest increase was recorded in Bagmati Province, at 175.33 per cent, while Madhesh Province recorded the lowest increase, at 31.98 per cent.
Plots measuring 2.5 to 10 annas accounted for the highest number of transactions in all seven provinces in the last fiscal year. In the same period of the previous fiscal year, plots larger than 20 annas accounted for the highest number of transactions in Madhesh Province, while plots measuring 2.5 to 10 annas were the most commonly traded size in all other provinces.
Real estate transactions in metropolitan cities
In the fourth quarter of fiscal year 2025/26, Kathmandu Metropolitan City recorded the highest increase in the number of real estate transactions, at 155.74 per cent. It was followed by Lalitpur Metropolitan City at 136.92 per cent, Pokhara Metropolitan City at 108.71 per cent, Bharatpur Metropolitan City at 63.04 per cent, Biratnagar Metropolitan City at 47.59 per cent and Birgunj Metropolitan City at 29.19 per cent.
The total area of land involved in transactions increased in all metropolitan cities in the last fiscal year compared with the previous fiscal year. Kathmandu Metropolitan City recorded the highest increase, at 208.22 per cent, while Birgunj Metropolitan City recorded the lowest, at 13.31 per cent.
The total value of real estate transactions also increased in all metropolitan cities compared with the previous fiscal year. Kathmandu Metropolitan City recorded the highest increase, at 217.40 per cent.
Real estate transactions in sub-metropolitan cities
In the fourth quarter of fiscal year 2025/26, the number of real estate transactions increased in all sub-metropolitan cities except Kalaiya. Dhangadhi Sub-Metropolitan City recorded the highest increase, at 73.16 per cent, while the number of transactions in Kalaiya remained unchanged.
The total area of land involved in transactions increased in all sub-metropolitan cities. Hetauda Sub-Metropolitan City recorded the highest increase, at 104.16 per cent.
Similarly, the total value of real estate transactions increased in all 11 sub-metropolitan cities compared with the previous fiscal year. Hetauda Sub-Metropolitan City recorded the highest increase, at 186.80 per cent.
